Buying a House in Italy - Le Marche Region

Buying a house in Italy can be the fulfillment of your dreams or right down a nightmare. A few tips to keep your sanity while you are looking for your dream property for sale in Italy.


Why buy in Le Marche region?

Le Marche is beautiful and still unspoiled by mass tourism. It is a kind of Tuscany before everybody wanted a house there. In Le Marche you’ll find great locations and reasonable prices.

Where to buy.

When looking for property for sale in Italy and Le Marche region, keep in mind that the coast is more developed, the inland is quieter and may offer better opportunities.

Italy real estate agents

Don’t expect too much efficiency. Your estate agent will probably show you only one or two properties that fits your criteria. If you don’t show immediate interest the agent will soon forget about you.

Buying a house in Italy will be a time consuming process. Make yourself at home, get to know the region, rent a place in the area of your choice and contact as many local real estate agents as possible.

If your Italian is reasonably good, the local papers can be a good resource for properties for sale by the owner.

Location

Get acquainted with the location of your choice. Keep in consideration the distance to the shops and transportation. Visit the place at night and during the day.

If you start your hunt during a summer vacation, don’t be fooled by the warm weather, winter can be bleak and cold. Climate must be taken into consideration.

Old or new?

If you don’t have time to spare, buying a new house will be an easier and quicker solution.

Instead, if you succumb to the charms of an old property, look for an established and reliable construction company for the renovation works.

An experienced architect will be able to coordinate the many specialized workers. You must also consider that Italian law can be very strict about construction rules, an experienced guide in this maize is your best investment.

Fees

Estate agents fees amount to the 3-8% of the purchase price.

The purchase tax is 10% if the house is your vacation home and 3% if it is your main residence. The amount is calculated on of the taxable value of the house which can be considerably lower than the purchase price.

Notary fees will be 1-2% of the property price.

First step

The first step to buy your Italian home will be the compromesso. This is a legally binding private contract between you and the seller. If you change your mind you might loose the deposit you paid on the house. The deposit usually amounts to the 10-20% of the total agreed price of your Italian property.

The final contract will be signed in front of the notary at the time specified in the compromesso. Only at this moment you’ll be expected to pay the balance of the purchase price, the notary and agent fees.
